The following requirements are a guideline and each applicant

will be considered using a holistic approach.


  • Monthly income should be 3 times the monthly rent
  • Employment verification and income verification through pay statements, W-2s or other verifiable income sources
  • A credit history will be conducted but is not a sole determining factor
  • Must have no outstanding housing judgments 
  • Criminal History – A 3rd party screening service will be used to review the nature, underlying conduct, age and other related factors of a conviction to determine if an applicant qualifies for residency.
  • No crimes against a person or property in the last 5 years
  • No felony weapons related charges in the last 7 years
  • No sex related offenses or terrorist related offenses in the last 7 years.
  • No recent evictions
  • No more than 2 occupants/bedroom
  • No unpaid utilities or car payments on credit report

Section 8

  • Provide a copy of your voucher with your application.
  • If voucher indicates a bedroom number the same as the property you are applying for or more, we require you to have monthly verifiable income equal to the rent. 
  • If your voucher indicates a bedroom number lower than the number of bedrooms you are applying for, we require you to have monthly verifiable income of at least two times the rent. Property will remain on the market until a reservation fee equal to the rent is received, since HUD will not allow a lease to be signed until after the property passes inspection.
