The following requirements are a guideline and each applicant
will be considered using a holistic approach.
- Monthly income should be 3 times the monthly rent
- Employment verification and income verification through pay statements, W-2s or other verifiable income sources
- A credit history will be conducted but is not a sole determining factor
- Must have no outstanding housing judgments
- Criminal History – A 3rd party screening service will be used to review the nature, underlying conduct, age and other related factors of a conviction to determine if an applicant qualifies for residency.
- No crimes against a person or property in the last 5 years
- No felony weapons related charges in the last 7 years
- No sex related offenses or terrorist related offenses in the last 7 years.
- No recent evictions
- No more than 2 occupants/bedroom
- No unpaid utilities or car payments on credit report
